We look up the Energy Performance Certificate lodged for the property, read the actual descriptors (wall type, loft depth, glazing, heating) and price the measures those descriptors imply. Cost ranges reflect typical UK installer pricing and vary with property size, access and region — treat them as a budgeting range, not a quote.
What it is not. Not a survey, an accredited EPC, or financial advice. A retrofit assessment on site can differ. Where a postcode has several properties and we cannot identify yours exactly, we say so and list the options rather than guess.

When is the EPC C deadline for landlords?
1 October 2030 for all private rented homes in England and Wales. The earlier 2028 milestone for new tenancies was dropped, so there is a single deadline rather than two.
What if my property is already band C?
Then nothing is mandatory for compliance. We show £0 compliance cost and still list optional improvements, clearly separated, because they may be worth doing for running costs — not because the law requires them.
Which measures actually move the rating?
Solid wall insulation and heating upgrades carry the most weight but cost the most; loft insulation top-up and LED lighting are cheap wins. The breakdown shows each measure and its range so you can sequence the spend.
Does the upgrade cost change my deal numbers?
Yes — an upgrade is capex that hits cashflow and ROI on any refurbishment or buy-to-let deal. Model it alongside the rest of the works rather than separately.
